Building Collapse in Nairobi South C Opens Serious Wounds in How Kenyans Can Move Forward

The Kenya National Construction Authority (NCA) has now released a public statement informing Kenyans about some key details as to who owned the building which was under construction, but the scariest aspect of the details is the company that was doing the actual construction.

According to the NCA, the project was registered with the Authority on November 8, 2023, but was non-compliant at the time of collapse.

“The developer on record is Abyan Consulting Limited, which also served as the contractor,” the Authority said, noting that the firm is registered under the NCA 4 category for Building Works.

The consultants listed on the project include architect Gideon Chege Mwangi, engineer Peter Kimani Kireru and quantity surveyor James Kirika Njoroge. The sole director of Abyan Consulting Limited is Yussuf Mohamed Yussuf.

Why is the information provided by the NCA scary? Because Abyan Consulting Company named by the NCA as the developers and constructors of the collapsed building is actually registered as a non-profit consulting firm according to their own web site and they provide programs to help people improve their lives. How does that make them a construction company?

The first question is to find out who authorized a non-profit consulting company to do the construction at the collapsed building.

Second on what basis was the authorization provided to Abyan Consulting Company to do the construction work and tell Kenyans if those who authorized the construction did their homework like finding out what Abyan Company does and find their record in any construction before. Has Abyan Consulting Company ever constructed any building in Kenya?

Third, how come that despite all building violation orders issued regarding the building including alleged arrest warrants for those violating rules some coming in December 2025, no attempt was made stop work at the site until all those violations were fixed.

Here are the facts about how that happened.

Revealed: South C building was flagged three times before collapse, owner ignored warnings

The 16-storey building which collapsed on Friday in South C, Nairobi, had been flagged at least three times by the Nairobi City County enforcement teams after the developer extended its construction beyond the approved floors.

This as the National Construction Authority (NCA) also revealed that the project was non-compliant at the time of collapse. The developer, Abyan Consulting Limited’s licence had expired.

Despite the warnings and arrests, the owner of the building is said to have carried on construction with impunity until it collapsed.

In a statement issued after the collapse of the building, the Nairobi County Government Urban Planning Department revealed that the construction was flagged in May, July and December 2025, but the contractors went on unperturbed with impunity.

NCA also revealed that the developer, Abyan Consulting Limited’s annual practicing license awarded on the 1st of August 2023 expired on the 31st of July 2024.

Fourth and most important is for the government to tell Kenyans who actually owns the building because that could explain a lot on why there was random violation of building guidelines including the outrageous move to add more floors to a building which was approved for 12 floors. The sheer arrogance of the building owner adding floors to the building and nobody could stop them means the owner is deeply connected to those in government.

Abyan is listed as doing the construction but that does not make them the owners of the building and that information needs to be made public very quickly because it is likely that Abyan Company will be made to take full responsibility while the owners of the building who were adding floors and disobeying every requirement required will be kept hidden from public scrutiny. If that is the plan, it has to be stopped if Kenyans are to expect to put an end to building collapsing everywhere especially in Nairobi City.

In many ways the horrible and common reality of collapsed buildings Kenyans have to deal with makes our country look like we are having earthquakes every other day. It has to stop and that starts with getting all the facts in the South C Housing collapse. There are so many other building collapses in the country mostly in Nairobi where Kenyans have been killed and lives ruined but nothing was ever done and that is why it continues.

The sad truth is that if this building in South C would have been more patient and refused to collapse under construction, the owners would be allowed to have their 12 floor building illegally turned into a 16 floor building and nobody would bother them and it is those living in that building who would have faced a tragedy if that building waited to collapse after it was finished and occupied. That is the country we have today.

It looks like the building had some mercy for the would-be tenants and collapsed under construction. That is the bad news in the Kenya building industry and regulations. But it happens every day and nothing gets done to stop it.
